In older Tampa Bay homes, the findings that matter most are roof age, electrical panels and wiring that insurers flag, original plumbing materials such as cast-iron drains and galvanized or polybutylene supply lines, past water intrusion, and the quality of later additions.

Why the era matters
Much of Pinellas County and older parts of Hillsborough were built between the 1950s and 1980s. These concrete-block homes are often solid structures, but their systems have usually been replaced in pieces over decades, and not always well.
What to check
- Roof: its age decides insurability as much as condition.
- Electrical: original panels, undersized service, aluminum branch wiring and do-it-yourself additions.
- Drains: original cast-iron drain lines can deteriorate from the inside; sewer scopes by a plumber are worth considering.
- Supply lines: galvanized steel and polybutylene are common insurance problems.
- Additions and enclosed porches: often built differently from the original house.
- Windows and sliders: water intrusion at older openings is common.
Plan the insurance early
Older homes almost always need a 4-point inspection, and a wind mitigation inspection may document credits. Book them with the home inspection to keep your timeline on track.
